Ivy Homes started performance marketing with us: no incumbent, no playbook, a first-of-its-kind home-buying model in India. Demand for an algorithmic home-buying category had to be built, not harvested.
Nobody searches for an algorithmic home-buying model they have never heard of. The funnel, the definitions and the demand all had to be built from scratch.
The funnel, defined and then tightened. Lead to qualified lead to site visit to transaction, with the qualification bar deliberately raised over time so the numbers stayed honest as they grew.
The Click-to-WhatsApp pivot. The primary engine moved from instant forms to WhatsApp conversations, scaling to thousands of conversations a month at a fraction of the old cost. WhatsApp became the majority of spend.
Micro-market rigour. Cost per lead tracked across eight Bangalore clusters, per-property weekly change logs, duplicate-rate audits.
Lifecycle activation. Trigger-based WhatsApp and email flows on their CRM lifted site visits from the existing lead pipeline by 51% and qualification by 42%, revenue recovered from leads already paid for.
Over ₹2 crore of managed spend across five channels produced nearly a lakh of leads, around 18,000 qualified leads and roughly 5,000 property site visits, with at least 30 home transactions traceable to paid campaigns. In the sharpest stretch, cost per qualified lead halved while volume grew about 8x. A brand layer on top reached 12 million+ people in its best months at under ₹0.20 per completed view.
We spent years learning what a real-estate lead is actually worth. The funnel definitions matter more than the ads.
